The Vancouver-based developer Onni Group seems to have their sights set on something big in Downtown Los Angeles’ Arts District. As for what those big plans might be remains to be seen.

The Real Deal is reporting that the real estate firm is under contract to buy a six-building campus between 7th Place and Violet Street for $34 million. Not only that, but Onni already owns an adjacent development at 2143 Violet St.

If the deal closes, the developer will own the full square block. While we do know that the previously-purchased property will be turned into a complex with 509 live-work units and 288,230 square feet of commercial space, it remains unclear what the full assemblage would entail.

The new set of buildings they’ve purchased do come fully occupied. Furniture store H.D. Buttercup takes up four of them while another contains live/work units and the sixth is a one-unit apartment. 

Onni is going all-in on Los Angeles. They bought the LA Times building at 202 W 1st St. last year and unveiled plans to build a 1,127-unit property there. They also have a 48-story tower at 1000 S Hill St. in South Park in the works. There’s also the Atria West office campus in West LA, which they purchased earlier this year.
