Mixed-feelings

I’ve been a resident homeowner since 2005. It is a neighborhood that is close to Sabino Canyon and some stores. It’s in District 16 so if you are looking for a great public education for your children, you will be happy. The houses are small, which is fine for 2 adults. You can hear traffic on Sunrise Dr., but it has never bothered me. The HOA fee keeps going up, and $140/month is ridiculous for the services I get. The fee covers the trash/recycling, saltwater pool maintenance, and common area landscaping. However, trees are not covered by the landscaping service, so it is frustrating. The design flaw exists in the layout of each home that during heavy monsoon rains, all of the run-off water from houses on the north side of your house comes to your house/yard and potentially floods your property. The community members try to have a close-knit feel, but since this neighborhood is not strictly Owner-occupied only, the residents seem to change frequently. Even though short-term rentals are prohibited, I know some houses are listed in AirBnb. I love the saltwater pool, convenient location to natural surroundings, and some friendly longtime residents. I don’t know how this community started in mid-1980s, but quality building materials were not their strong focus. It can be a cute house if you update and remodel the entire house. “Original” anything in this community is not a good thing, they are so dated.
