Beautiful apartments, but subpar management

Jane S
I have been living here for a few months and truly do love apartment I am renting but I do want to discuss some Pros and Cons about Kensington Terrace Condiminiums and Quiz A management since there aren't a lot of available reviews for some reason. Con: You can tell the building is old and seriously needs renovating, especially the balconies. My apartment has had roaches and some of the neighbors smoke marijuana which travels into my apartment/building hallways. The washer/dryer prices are outrageous to the point of necessitating the use of a laundromat, but I will say that the washer and dryer work very well/reliably/no odors. The storage facility/units are old and dirty/made of chicken wire. PRO: They maintain the entry way and staircases well-very clean. CON: I've had problems getting in touch with the management company, Quiz A, and their "after hours emergency" line is nonexistant--not a real thing. For awhile, our building had these beeping sounds from the fire alarm unit in the laundry room which Quiz A management would not address promptly and it went on for a month before it was resolved. PRO: The grounds are well kept, but during heavy rain, the walkways flood (not really their fault, just something to be aware of). The area is in a PRIME location--literally right in front of a bus stop that goes directly to the metro and nearby busses within easy walking distance that directly service Rockville, Bethesda, Wheaton, Silver Spring. Also conveniently located next door to a 7-11 and CVS, down the street from grocery store. CON: Be aware that if you live in an apartment that faces University Blvd, you do hear the street sounds and cars/light pollution from street lights at night. PRO: Despite being right in North Kensington, the complex still feels secluded and homey, surrounded by trees with a really nice shaded tree area in the back of the buildings. There is plenty of parking, some visitor spaces, and lots of available street parking (something you really won't find at other complexes in nearby area--this is RARE/great). No elevators in the building, but not hard to transport things up the stairs (wide entryway/wide stairwell). I definitely may have considered choosing another place if I knew more about Quiz A management before moving in, but my landlord is really responsive and the apartment itself is really pretty--all high/cathedral ceilings, wood, nice floors, well-kept, no mold. You cannot beat this location for the price. I'd say you are mostly paying for location, convenience, walk-ability, and safety at these apartments rather than amenities and respectful management.
