Newlands

Boulder, Colorado Homes for Sale

About Newlands

Located in northwest Boulder at the base of Mount Sanita, Newlands can be divided into two distinct parts. The northern half is known as Newlands proper, a mid-20th century subdivision of post-World War II single-family homes that extend from Iris Avenue on the north to Concord Avenue on the south. On the southern end is Mapleton Hill, the city's largest historic district with around 500 homes. While Newlands is seeing new homes replace earlier ones, Mapleton Hill retains much of its historic character, hearkening back to the days of its initial growth from 1865 through World War II. Downtown Boulder is an easy walk away from most anywhere in Newlands.

Around Newlands

Once focused on 1950s tract homes, builders in Newlands now meet a demand for modern abodes with energy-efficient designs. Modifications to existing homes on the north end range from second-story additions to complete renovations. Due to historic preservation overlays, which encourage reuse over demolition, it's common to see rehabilitations of existing homes in Mapleton Hill. For a view of the neighborhood's early working- and middle-class roots, head to Concord Avenue and Maxwell Street, where houses are smaller and more simply constructed.

Housing costs in Newlands are high, like most parts of Boulder near the foothills. If you are looking for a single-family home, expect a high price point. Most affordable options are condo units scattered around the neighborhood, including a 1906 landmark at 417-433 Mapleton Avenue.

Residents frequent the eateries at Community Plaza Shopping Center and Ideal Broadway Shops on Broadway. These retro shopping centers built in the 1960s have butterfly and curvilinear rooflines on each building that illuminate the walkway at night. Food-seekers here find restaurants specializing in southwestern cuisine and New York-style pizza, bagels, dairy and vegan ice cream, and bottled wine. Across the street on Broadway is a popular Sichuan restaurant as well as a neighborhood pub that serves tasty comfort food.

Locals head to North Boulder Park for recreation, relaxation, and views of Mount Sanitas. When it snows, cross-country skiers flock here. When it's the least bit balmy, people picnic on the great lawn, workout on fitness equipment, and balance themselves on a tightrope strung between trees along Balsam Avenue. For a self-guided house tour, Mapleton Hill is the place to see some of the city's most elaborate older residences. Accessory buildings such as barns, chicken coops, and carriage houses located off dirt alleys are equally impressive. The Squires-Tourtellot House, constructed in 1865 at 1019 Spruce Street, is considered the oldest house in town.

A Friday night here is pretty quiet and focused on an evening indoors or in the yard, depending on the weather. It's common to see people sharing a meal together on a front patio in the summertime. There are some dining options at Community Plaza Shopping Center and Ideal Broadway Shops on Broadway. A walk along Mapleton Avenue or quiet 6th Street from Spruce Avenue to Forest Avenue is a simple way to enjoy the neighborhood. For a big night out, downtown is a short walk or ride-share away.

Grab tea or breakfast around Alpine Avenue and Broadway, or extend yourself and head to Downtown Boulder for more options. Newlands residents claim Mount Sanitas as their own backyard and an ideal place to forget time and responsibility for several hours. When you'd rather enjoy the fine arts indoors, check out the Boulder Museum of Contemporary Art on Broadway.

Many residents here have cars, although it's common to see people on bikes using the popular 4th Street bike route and connecting streets. There is a Boulder B-cycle bike-share station on Alpine Avenue at Community Plaza Shopping Center for quick trips. Newlands is accessible to buses that run along Broadway to Downtown Boulder Station, Boulder Municipal Airport, and elsewhere.
