Highest HOA Fees, w/o Much To Show For It

At first glance, the condos appear quite quaint and appealing. Many of the original owners, who'd been here since they were built, back in the 70's, have either deceased our moved, leaving fewer of them. And, with that, the quality of the HOA and the care of the community has declined. Although they've only recently finally repaired the tennis courts, and begun painting the exterior, the landscaping isn't cared for near as well as it used to be. Branches and trees are always falling, and roads and sidewalks are have forever been in disrepair. Each condo has two car carports. And, despite there being plenty of empty parking, if you have more than two vehicles, residents are prohibited from using those spaces, as they are marked "Visitor Only". And, towing is enforced. Residents with more than one vehicle must park on public street, regardless of how far from their residence. And, when the branches or trees, that they are responsible for caring for, happens to fall on and damage your vehicle, they refuse to pay for the repairs. There are branches throughout the property that fell over a month ago, and have yet to be cleaned up. I know of someone whose condo was once flooded by sewage, many years ago. A few sections of condos had to be leveled, with residences having to vacate their homes while it took over half year to complete. There are no firewalls in the attics, as they are grandfathered from that law. Which means that they are easily accessed by their neighbors. Some of the fences to patios are old, faded, and in some cases have loose or missing boards. HOA has limits on amount of pets, which isn't too bad. However, they enforce a weight limit on pets. If you have a large breed dog, only small and medium sized dogs are allowed. At least since the early 90's HOA's fees have been higher than comparable condo communities around Austin. Currently $350 every month. At first glance, these condos are very nice. But, I would very strongly encourage walking throughout the property, to check out how those fees aren't being spent, before committing to a contract or a move. As well as keeping in mind that, if Coronado Hills is ever through traffic to Hwy 183 and Hwy 290, traffic through here will increase drastically. With all of that being said, on the upside... It is a great location, most of the neighbors are really friendly and nice, fairly safe walking in the evenings, there are lots of trees, and a creek runs through the property.
