Owned here 3 yrs and love it. You can be as social as you want, or homebodies, always something to do. Great homes, beautiful landscaping of public and common areas. Quiet, fairly secure. Peaceful. The wind and summer heat can be an issue, but just stay insde. Rio Vista is a small town, takes some adjusting to fewer shopping and dining options. The bridge and Hwy 12 are always an issue, but just chill and plan ahead. Excellent repair services. Fire and Police are AWESOME responders. Home values slow rise. Couldn't ask for more.
I'm glad I decided to rent here first before considering purchasing. The constant wind is tiresome. (I should've realized this after seeing the wind farm outside of town.) The golf course has been neglected and the restaurant needs much improvement. The local grocery store isn't managed well, and it's a 20-minute drive to the nearest city for shopping. On the plus side, most of the neighbors appear to be friendly and the nearest hospital (Kaiser) is 20 minutes away.
Lost my post grrr. So I will list the fantastic amenities here in Trilogy, Rio Vista:
An hour from San Francisco.
An hour from Napa, Sonoma, Sacramento and the ocean.
Gated community, with a golf course that we newly own. So never a worry about it closing. Presently being upgraded.
Nice green spaces.
Sacramento River is right on the town, so boating, fishing nearby.
90 clubs with friendly people, many in the active 55-70 age group.
You won’t find a more reasonable place to live and enjoy!
My home is 3 years old and we love it! Never had a problem and Shea was great, and the lifestyle is like a vacation!
I do wish the malls were closer than 17 miles, but I am now used to it.
We lived here for 10 years, but grew tired of our neighbors being right on top of us. Also, the golf course is a nice layout, but hasn't been maintained properly. There have been numerous complaints on the condition of the course, but the owners do nothing to address them. And Shea does nothing to force the golf course owners to take action to correct the problems there. Three years ago the HOA had a chance to buy the course at a great price, but the ignorant non-golfers joined together to stop it. They couldn't bear the thought of their monthly HOA dues going up by $13 a month.
We're in the process now of trying to sell our house...can't wait to leave this place. The town of Rio Vista is actually pretty nice, although decent restaurants are pretty much non-existent. Anyway, think twice before buying here. Caveat emptor!
