Flooding

Nine houses regularly flood on Shoreham Road and a few on Oakcrest do as well. Drainage problems are getting worse in this area with all the new developments and filling in of nearby wetlands. No way many of these houses are going to survive a 30 year mortgage with sea level rise.

Great Neighborhood

I’ve lived here for years and so have many of my friends. It is by far my favorite neighborhood in James Island and in fact after we rented here we decided we didn’t want to live in any other neighborhood and bought. The previous poster talked about flooding. We have had some bad flooding in Charleston the past couple of years but our neighborhood weathered it better than most. Every neighborhood in Charleston has a couple houses that are regularly flooded and ours has 2 that are on Shoreham. (Not abandoned) As for the other 200+ houses that have never been flooded I would say most people are very happy to live in our neighborhood. It’s safe and quiet. All of the neighbors talk to each other but we don’t have the politics, nosey neighbors, and annoying helicopter mom’s that most neighborhoods here have.

Multiple unreported flood events!!!!!!!!!!!!!!!!!!!!!!!

DO NOT BUY IN THIS NEIGHBORHOOD!!!!!!!!!! These structures are all built below base flood elevation and most do not have valid certificates of occupancy. Most have also had multiple flooding events which have not been reported, have not had proper permits for repairs, and have substantial damage! Buyer beware is no applicable to this neighborhood because you cannot get accurate information without a Freedom of Information inquiry which takes at least 6 months! Many people have been duped into purchasing these structures only to severely regret it within the month. Go look at the abandoned structures on Shoreham Rd before buying!!!!!!!!!!!!!!
