Developers in Las Vegas are beginning to see the benefits of building more smart homes across the Valley. In January, KB Homes announced its smart home partnership with Google Assistant. Homes built through this partnership will include a secure Google WiFi network, smart speakers, and a Nest video doorbell.

Meanwhile, Pardee Homes has a partnership in Las Vegas with Amazon’s Alexa, which includes Amazon Echo, a Ring Pro doorbell, and a smart thermostat, among other features. And back in 2017, Lennar began offering the first WiFi Certified smart homes in communities across the Valley, which featured integrated automation and voice control with Amazon Alexa. 

Homebuyers interested in purchasing one of these smart homes can find them throughout some of Las Vegas’ most popular master-planned communities.

Inspirada

Known for its welcoming atmosphere and large parks, Inspirada is an upscale yet accessible master-planned community nestled in the southwest near Seven Hills and Anthem. Though a median sale price in the mid $300s may be above the Valley-wide median, homes below that price point are also available within the community.

KB Homes’ first smart homes can be found in the Landings at Inspirada and the Reserves at Inspirada. In the Landings, homes range between the high $200s and the low $300s, with square footage ranging from 1,657 to 2,469. Meanwhile, homes in the Reserves range from the low $300s to the high $300s. Homes in these communities feature open floorplans, gourmet kitchens, energy efficient designs, and the Google Assistant package. 

Summerlin

Summerlin may not be an up-and-coming community because of its longtime status as a high-end master-planned development, but construction is certainly alive and well in the area. 

Lennar offers several communities in the Paseos village with their “Everything’s Included” package, which is powered by Nexia Home Intelligence. It includes door locks, an indoor camera, and smart home energy management regulated by a computer, tablet, or phone. Communities with these features include Lennar’s Delano, Catalina, Oluna, and Esperanza neighborhoods.

Other homes in Summerlin with smart home features include Tevare by KB Home in the Paseos village and Monte Bello by Richmond American in the Mesa village, where homes range from 2,989 to 4,214 square feet. Both communities offer smart home upgrades using Z-Wave brand technology. Through this home intelligence system, homeowners can use touch screen keypads to monitor windows and doors and use a wireless two-way doorbell video phone with a camera that’s connected to the front door and home intercom. The system also includes motion sensors, keyless door locks, and glass break sensors.

Smart homes built by Toll Brothers in the Paseos and Mesa villages come equipped with high-tech automated upgrades like the Control4 home automation app. This smart home feature allows homeowners to use their smartphones to control lights, locks, doors, and thermostats remotely. These options are available in the Montecito and Altura neighborhoods. 

Southern Highlands

Located on the west side of the Valley, Southern Highlands is a high-end golf club community known for its resort-style amenities and plentiful parks. While several communities in the area are well-established, you can easily find new construction homes. The median sale price is in the low $300s, although homes in the area often skew into a higher price range. 

Currently in development in Southern Highlands is a community within the gated Augusta neighborhood. A partnership between Growth Luxury Homes and Tesla, the project will feature ten luxury homes that include a Tesla electric car and charging station, photovoltaic solar panels, and Tesla Powerwalls that store electricity through battery technology. These homes will be priced over $1 million.
