With the fall semester starting at the University of Texas at Austin, the UT area will be swarmed with students looking to settle into their dorms and get back into the flow of university life. But for some upperclassmen, grad students, older undergrads, and faculty members, on-campus living can quickly lose its appeal.

If you’re a first-time homebuyer looking to set down some semi-permanent roots in the UT area of Austin, these four neighborhoods offer an easy commute to campus as well as reasonably-priced housing options.

Home in Hancock neighborhood of Austin

Hancock

While West Campus occupies the western border of the University of Texas’s main geographic region, Hancock can be found just east of campus proper. It’s a small, family-friendly neighborhood with top-rated schools, quiet residential blocks, and a tight-knit community. Hancock’s multiple greenspaces, including Hancock Recreational Center and Eastwoods Neighborhood Park, add to the neighborhood’s appeal.

Homes in Hancock trend toward the single-family model, with a scattering of condos and apartments available. Currently, sale prices for one- to six-bedroom homes start in the low $200s and top out in the low $1 million.

West Campus

If proximity to the central UT campus is a top priority, the neighborhood of West Campus should definitely make your house-hunting list. As the name suggests, this area of Austin stands just west of UT, and it boasts a strong university presence. Many students and faculty members choose West Campus as their home base, and the neighborhood includes a wide array of eateries like Torchy’s Tacos and Halal Bros, drinking holes like the eclectic Spider House, and outdoor spaces like the Shoal Creek Greenbelt, perfect for running and biking.

Reflecting the student and faculty-heavy population of West Campus, the neighborhood’s housing inventory primarily involves attached homes, like apartments, condos, and townhouses. One- and two-bedroom condos under $300,000 are fairly prevalent, and West Campus’s overall price range for housing varies between the mid $100s and the high $1 million.

Rosedale

A serene and residential pocket of Northwest Austin, Rosedale already scores high in terms of UT popularity. The main campus is only a 10- to 15-minute drive from Rosedale, and bus commuters need only contend with a 30- to 35-minute ride each way. Best known for locally-beloved greenspaces like Ramsey Neighborhood Park and Seiders Springs Greenbelt, Rosedale features a lively assortment of restaurants and shops on Burnet Street, and the area’s level of local engagement and community-building gives it a small-town feel in the midst of a major urban center.

Apartments, condos, and townhouses can be found in Rosedale, although single-family homes represent the majority of available inventory. Price ranges currently fall between the high $200s to $1.4 million, but if you’re looking to keep costs down, two-bed-two-bath condominiums can be found just south of the area in the $300s. Some single-family homes with two-bedrooms in neighboring Brentwood are priced below the $400s, if you’re willing to invest in updates.

Westfield

A slightly more upmarket neighborhood than the other recommended spots for UT folks, Westfield involves a 10- to 15-minute drive to campus or a 30- to 35-minute bus ride. Westfield’s greatest acclaim comes from its impressive options for outdoor activities; it’s home to the famous Deep Eddy Neighborhood Park and Pool, the Johnson Creek Greenbelt, and the sizable Lions Municipal Golf Course.

Attached homes rule the housing market in Westfield, with prices starting in the mid $200s and reaching up to nearly $5 million. On the lower end of the spectrum, one- and two-bedroom condos can be found below the $300s.
