The suburbs of Chicago are seeing steady growth in new home construction and the trend isn’t expected to slow anytime soon. According to a recent article from The Daily Herald, homebuilders in the area expect a three percent increase in housing market growth, which will lead to a strong 2019.

According to the U.S. Census Bureau and the U.S. Department of Housing and Urban Development, the number of new housing units under construction increased 9.7 percent in January compared with the previous month. The strong start at the beginning of 2018 is just the beginning of the trend, as the number of permits to build rose 7.4 percent in January.

In the Chicagoland area, some communities are expected to see an uptick in new homes more than others. Here are a few of the cities and towns where homebuyers can expect to see an influx of new construction homes.

Addison

The Enclave at Mill Creek in Addison is minutes from Interstates 355 and 290, offering easy commuting downtown and throughout the entire Chicagoland area. The community is close to shopping and dining in the area as well at the Westwood Creek. The Enclave at Mill Creek is maintenance-free living, with the association taking care of landscaping, lawn care, and shoveling snow. The community features five ranch-style home designs with the option to add an additional floor. Some homesites can accommodate lookout basements. Homes range in size from 1,379 square feet to 3,077 square feet, and prices start at $300,000.

Elburn

The Blackberry Creek community is within reach of Geneva, the Metra, and area restaurants and coffee shops. Elburn is located on 625 acres of serene land, Blackberry Creek has a lot to offer. The community is within the Kaneland School District, which includes Blackberry Creek Elementary and Kaneland High School. It’s also near the Hughes Creek Golf Club and miles of hiking and biking trails. Homes are priced between $53,000 and $464,900.

Elgin

One of the newest communities in Elgin is West Point Gardens, built near the 12-acre Meier Park and within easy access to Interstate 90. The community is right off Nesler Road and Route 20, west of the Fox River. The home designs in West Point Gardens feature large front porches and private enclosed gardens. There are five home designs, including ranch-style layouts and two-story homes.

Mundelein

Maple Hill in Mundelein was approved late last year, according to the Daily Herald. The development planned by K. Hovnanian Homes will include 63 single-family homes along the vacant lot at Route 60/83 and Route 176. The community will sit on a 20-acre portion of the 31-acre site, which is owned by Clark Street group. The open land doesn’t have a plan quite yet, but it is currently zoned for commercial development. The homes at Maple Hill will range between $330,000 and $500,000 and will feature up to four bedrooms, three bathrooms, and about 3,000 square feet. There are five designs available.

Libertyville

Plans for the Parkside neighborhood in Libertyville were approved in March 2015, and model homes opened last April. Also by K. Hovnanian Homes, Parkside features four townhouse designs with brick and stone exteriors, three bedrooms, three and a half bathrooms, and a two-car garage. The community is just west of Milwaukee Avenue near downtown Libertyville. Homes here range from $454,995 to $534,995.

St. Charles

Located west of Route 31, the Reserve in St. Charles is close to the Fox River and the St. Charles Country Club. There are seven customizable floor plans in the neighborhood, including both ranch-style and two-story layouts. The homes range from 2,400 square feet to 3,800 square feet, and homeowners have the option to personalize the details of their dream home. The neighborhood is close to downtown St. Charles and the entertainment and shopping center along Randall Road. Reserve is in District 303.

Spring Grove

The Thousand Oaks community in Spring Grove offers custom ranch and two-story homes on one-acre sites, all of which are on wooded lots. There are 20 customizable home layouts with prices starting in the low $400,000s. Each home comes standard with granite countertops, high-efficiency heating and cooling systems, high-quality cabinetry, Kohler plumbing, and Whirlpool appliances. Each home has a full basement as well.
