The Houston metro area continues to welcome new residents every year, all of whom are increasing the demand for more housing. But moves within the city are common as well, and upscale master-planned communities like Bridgeland are giving buyers what they want.

How do you know that Bridgeland is in the process of becoming the hottest new address in the Houston area? The developers behind the project, Howard Hughes Corp., are the same ones who created The Woodlands. While The Woodlands is a perennially popular community about 35 miles directly north of Downtown Houston, Bridgeland is about an equal distance northwest of Downtown.

Schools are one of the key factors in housing desirability — and resale values — in metro Houston. Bridgeland is located in the highly rated Cypress-Fairbanks Independent School District, also called the Cy-Fair district.

In late February or early March, the builders will begin on a new model home park, recreation center, and extra lake amenities, according to the Houston Chronicle. Builders involved with this phase of the project include Beazer, David Weekley, Highland, Lennar, Perry, Taylor Morrison, and Trendmaker. Homes will range in price from $220,000 to about $1 million.

Parkland Village will have about 20 homes to view in the model home park. The Village will have approximately 3,100 home sites. Parkland Village is the second of four planned villages for the community, which will have an estimated 20,000 homes and up to 65,000 residents by build-out, which should occur in 2035 or 2040.

Even though the community first began development in 2006, it continues to add new features residents. Parkland Village will encompass a total of 1,200 acres of land, with 350 acres of parks, trails, and lakes. It will also include a 50-acre activity center that has already broken ground. The activity center will offer a swimming pool, tennis courts, an events hall, and a nearby dog park. Developers are planning to open the activity center by summer 2019.

Bridgeland continues to offer extras to residents. The developers announced that the first 100 homebuyers at Parkland Village will have 100 trees planted in each family’s name, along with commemorative plaques honoring them, at Parkland 100 at Settlers Park.

Bridgeland is becoming a more established area. The Grand Parkway was completed, which improves access to the community. The 140-acre Josey Lake is expected to be finished by this summer, which will also offer a boat house, fishing pier, a zip line, and playground. The first commercial center in the community, Lakeland Village Center, is also currently under development, with strong leasing activity so far. The latest additional high school to be built in the Cy-Fair district is named after Bridgeland.

The Howard Hughes Corp. developed the community, which is on 11,401 acres. The project was named Community of the Year by the National Association of Home Builders in 2009. It has shown no signs of slowing down since it opened. A total of 423 houses were sold in 2017, on top of 333 sold in 2016, according to the Chronicle.
