Developed by Dallas-based Huffines Communities, the 300-acre project is located at FM 548 just south of U.S. Highway 67. Though the sprawling community will contain more than 1,000 new single-family homes at build-out, construction is now underway on the first 275 homes, and about 50 houses have already been sold, according to the Dallas Morning News.

"We wanted to create a community similar to those from years ago in which everyone felt safe because they knew and regularly interacted with their neighbors," Huffines Communities' Colin Huffines said in a statement. "That amenity facility will be a community center; a place where families can meet and have fun."

In addition to a hiking and biking trail system and stocked fishing ponds, resort-style amenities around the community center will include swimming pools, cabana areas, and lounging space where neighbors can meet and greet as well as a hammock park, children’s playscape, and event lawn, which will be the epicenter for outdoor entertainment.

Home Builders in Waterscape

Bloomfield Homes is offering Waterscape buyers 18 floor plans to choose from, and its model home is available to tour at 1026 Watercourse Place. Home sizes range from a three bedrooms at 1,669 square feet to six bedrooms at 3,754 square feet, and prices run from the $250,000s to the $340,000s. 

Highland Homes has its model home open for touring at 1010 Watercourse Place. The featured two-story Richmond plan home is 2,760 square feet with four bedrooms, three baths, a separate shower in the master bath, extended outdoor living, and a three-car garage. Eight move-in ready homes are on Slow Stream Drive and Clear Branch Way. Thirteen additional floor plans are available, and prices range from the $230,000s to the $290,000s.

HistoryMaker Homes has its model home open and available for touring at 1018 Watercourse Place. 13 floor plans range from 1,467 square feet to 3,879 square feet in price points from the low $200s to the low $300s.

Impression Homes is offering tours to prospective buyers of its model home at 1002 Watercourse Place. Their eight floor plans offered at Waterscape range from the 1,502-square-foot Hartford priced in the low $200s to the 2,687-square-foot Raleigh at a price point in the $250,000s.

What’s Close to Waterscape

Waterscape is reminiscent of the retro Donny and Marie Osmond song because it offers a lifestyle that’s a little bit country and a little bit metropolitan. 

Located in Rockwall County and parts of Collin and Hunt Counties, Royse City is a small town on the grow. It has a population of about 12,000, and construction on Royse City Town Center, a new mixed-use retail development, is underway.

Stone River Golf Club, wineries, and vineyards are just minutes from Waterscape. A haven for shopping, dining, and lakeshore entertainment is only 10.5 miles away in Rockwall as well as boating, fishing, and water sports on Lake Ray Hubbard. 

Aside from a mounting list of nearby major employers in Rockwall, Waterscape is a 30-mile commute to Dallas.
