It’s been over a decade in the works, but developers are finally seeing progress on a 36-lot development called Enclave at Coral Ridge Country Club located off Federal Highway and Northeast 38th Street, per the Sun-Sentinel.

Priced from the $700,000s to $1.8 million, 18 of the 36 lots have been sold. The lots range in size from 17,000 square feet to more than an acre. Four homes are under construction. In addition to the homes, plans call for maintaining a nine-hole golf course on the site and building a park that would be donated to the city.

Origins of the project date back to 2004 when developer Terry Stiles and auto company owner Phil Smith bought the Coral Ridge Country Club and an adjacent 75-acre lot called the American Golfers Club golf course. Shortly after the sale, however, the project faced serious obstacles including Hurricane Wilma in 2005 and the housing bust and Great Recession shortly thereafter.

Housing prices began to rebound in 2012, but developers were delayed again by neighborhood concerns about the development. In April 2016, the developers finally released the lots for sale. The first homeowners are expected to move in by late 2018.

Bomar Builders and Grey Door Luxury Homes are the featured builders in the gated Enclave development, though buyers can use their own builders. The homes must meet design standards and can’t be smaller than 3,700 square feet.
