The Element Miami International Airport Hotel has a new, out-of-town owner, according to The Real Deal. Hotel development and investment firm Norwich Partners recently sold the 209-key hotel to Atlanta’s Peachtree Hotel Group for $22 million, a price of about $105,300 per room.

Miami-based commercial real estate agency HFF brokered the transaction, marking the first airport-area hotel sale in about a year. HFF broker Alexandra Lalos told The Real Deal that more than 120 firms — ranging from local investors to New York City hotel companies — showed interest in the five-story property at 3525 Northwest 25th St., near Allapattah.

Located about two miles from the airport, the hotel emphasizes a “reimagined” extended stay experience: all rooms feature a kitchenette, rainfall shower, and ergonomic workstation, while select suites feature a full kitchen and separate living area. Amenities include a fitness center, pool, outdoor courtyard, and business center. 

Norwich acquired the five-acre building site in 2008 for $3.6 million and completed hotel construction in 2012. HFF says the building will remain an Element hotel, part of the Westin brand under Starwood Hotels and Resorts, a subsidiary of Marriott International.

The hotel’s sale marks more growth for Peachtree Hotel Group, which also owns hotels in Georgia, Alabama, South Carolina, Indiana, and additional states.

According to The Real Deal, HFF broker Danny Meikleham noted that Hurricane Irma delayed the hotel’s closing by about two weeks due to minor landscaping damage. The property was on the market for about five months.
