While Miami and Fort Lauderdale have been drawing a lot of attention in recent times due to the large number of construction projects either ongoing or planned, Hallandale Beach has been experiencing a boom of its own.

Although Gulfstream Park Racing and Casino draws visitors from around the area, the city has been known as more of a retirement community. But with its close proximity to business districts and natural attractions like Oleta River State Park and Greynolds Park, it is drawing interest from a wide range of developers. The result is a long list of ongoing real estate projects either approved, under construction, or in the planning stages. The following is a brief list of what’s in the works.

Hallandale Artsquare

Like new communities in the surrounding areas, Hallandale Beach developers have been cashing in on the live-play-work trend. Miami-based developer Hallandale Land Ventures recently completed Hallandale Artsquare, an $80 million mixed-use development at 413 North Federal Highway. The project consists of 268 units, including eight live/work units, 90 garden apartments, a two-level parking garage, and 12,755 square feet of retail space.

Amenities include a resort pool and sundeck, private club lounge with pool table, media room, outdoor kitchen with grills, and fitness center, among others.

Bluesten Park

The city approved plans last year for $30 million in improvements to Bluesten Park at 501 SE 1st Ave. The project consists of the redevelopment for Bluesten Park, including replacing the community centers and swimming pool facility per the City Wide Park Master Plan.

The park features athletic fields for soccer, football, and baseball, a walking trail, and picnic shelters, among other features. The project is expected to be completed in summer 2019.

The Hallandale Beach Planning and Zoning Board approved plans for a 45-unit rental development overlooking Bluesten Park, sending them to the city commission for final approval.

Plans for the park also include a residential development called the Village of Bluesten, a 45-unit development at 215 Southeast Fifth St. Bluesten Developers LLC. A group led by Elias Benaim is expecting to break ground on the project in the second quarter of this year.

The development would be built on 1.25 acres now occupied by the Gulfstream Trailer Park. Residents of about 22 trailers are in the process of vacating the site. Property records show Bluesten Developers paid nearly $1.9 million for the land in 2016. It owns 17 trailers in the park.

Cinemex Movie Theater

As part of ongoing efforts to redevelop Gulfstream Park, the city gave its stamp of approval for a new 996-seat Cinemex Movie Theater there. The 47,200-square-foot theater, being developed by the Stronach Group, will have 11 screens and serve food and drinks to moviegoers at their seats. The theater will be the Mexican company’s second in South Florida and the United States, after Brickell City Centre, which opened last year. It is unclear when construction may start on the project.

Gulfstream Park is a 250-acre site near the corner of Hallandale Beach Boulevard and South Federal Highway. A redevelopment plan for the park, approved about a decade ago, allowed park owners to add a large mixed-use component to complement its thoroughbred horse racing and casino facilities.

Diplomat Golf Course

Although details are still being finalized by the developer, the city has approved plans to expand on the existing Diplomat Golf & Tennis Club located on 127 acres on the east side of the Intracoastal Waterway at 501 Diplomat Parkway. Approved for the site are three hotel towers with a total of 938 new hotel rooms and approximately 70,960 square feet of proposed accessory hotel uses excluding the existing 60-room hotel, meeting rooms, conference rooms, and spa.

The existing tennis center will be relocated to the central north end of the golf course and three single-family homes will be added to the marina parcel. The property is a short drive from The Diplomat Beach Resort hotel at 3555 South Ocean Drive in Hollywood, formerly known as the Westin Diplomat Resort & Spa.

Optima Office North

The city is also seeing new office construction. Foundation work has begun on Optima Plaza North, a 28-story office building at 1010 South Federal Highway. It will be the sister building of Optima Plaza South, which sits in Aventura. The Class A, LEED-certified building will have 270,000 square feet of space, a ground-floor bank, and 1,013 parking spaces. It is being developed by I & A Miami, LLC and Star Holding Management.
