The Bower is Navy Yard’s first condo building, and it seems to have a lot to offer. Unlike the new build in Capitol Hill, which features only 10 condos, The Bower has 137 condos occupying its 11 stories, the Washingtonian reports.

Another big difference is price. Condos at the Bower range from $360,000 on the low end up to $2 million for a penthouse, the Washingtonian also reported.

According to the property’s website, homes feature nearly nine-foot-high ceilings, hardwood floors, Mecho shades, floor-to-ceiling windows, and balconies on some units. Kitchens have Bosch electric appliances and soft-close Italian cabinetry. The community offers a rooftop lounge with a wet bar, a fitness center, and a 24-hour concierge.

The building will also feature ground-level retail, likely focused on dining, the Washingtonian reported. It is being developed by PN Hoffman’s Monty Hoffman, who also developed The Wharf, which is a short 1.5 miles away. And once the Bower is complete, his work will continue on with Buzzard Point.

“It’s all going to merge together. Buzzard Point is next. All of that is going to be redeveloped,” Hoffman said to the Washingtonian. “From Southwest all the way to Southeast, it’s all going to be D.C. at its finest.”

The building is close to the Yards Park, Nationals Park stadium, and several dining and retail options. Harris Teeter is less than a block away from the residences.

The area is suited for those who want variety in a newly developed and modern neighborhood. Yards Park is a popular outdoor space that features dancing fountains, a futuristic pedestrian bridge, and its own dining options.

If you’re more interested in something off-the-beaten path, community festivals and outdoor concerts come to the area each year. The space seems to offer a lot of what the newly developed Wharf area offers, but with less foot traffic.

Condos are already for sale, and the building is expected to be complete this year.
