It’s well-known in Las Vegas that developers have largely ignored South Las Vegas Boulevard. Although builders have pitched projects in the area before, they usually don’t stick, but that’s all about to change in Henderson. In addition to the four condo and apartment projects Clark County commissioners recently approved, several home developments are also slated for the area.

What makes these developments different is a renewed focus on affordability in an improved economy. Not only are developers building homes, they are also bringing commercial development and transportation innovation to the area with an interchange to the I-15 that will bring greater access and convenience to the area near Inspirada. It also doesn’t hurt that the Raiders practice facility will be just minutes away from these developments, which is quickly incentivizing economic development in the south Valley.

Las Vegas-based Touchstone Living, plans to break ground near I-15 and St. Rose Parkway this fall. Although the initial construction is for a 286-unit project, Touchstone has eventual plans for 800 homes surrounding a 100,000-square-foot park. All homes will start at $225,000 and stay under $300,000. D.R. Horton also has plans to build in the area with a 299-unit project, although the developer already has a 55+ community in the area called Cordera Ranch priced in the high $300s and located behind the M Resort.

D.R. Horton also has two other developments now selling along the southern stretch of Las Vegas Boulevard. Artesian Estates is the slightly pricey but spacious community with homes including casitas. Heritage Estates is a ranch-style home community priced in the mid $500s with homes ranging from 2,500 to 5,100 square feet. The homes also come with the option to add an RV garage and detached casita.

Rose Ridge by Lennar, while not on Las Vegas Boulevard, is near the area and stands as an example of what Henderson West could become. It’s one of several master-planned communities in Las Vegas seeing new construction in 2018, some of which are already selling in the $300s and $400s. The community is already becoming known for its energy-efficient appliances, green spaces, and other amenities. Lennar also has developments in Southern Highlands, which suggests the possibility of more developments in this area in the future.

Commercial development is also coming to St. Rose Parkway, an area which doesn’t have a shopping mall like The District, Town Square, or Downtown Summerlin. Slated to become a mixed-use development with both retail and urban residences, Sauvage Real Estate is proposing at 103-acre development near the Henderson Executive Airport.

The development will include a 250-room boutique hotel, 2,920 high-rise units, office space, a theater, and several parks, which will collectively be known as The Block. It’s supposed to have the look and feel of a community, with a town plaza, supermarket, and civic building. Such a development would bring great change to the area that will soon be known as the home of the Raiders. Although Sauvage doesn’t plan to break ground until later this year, talk about The Block is already bringing new attention to the area.

Although the Raiders haven’t made the move from Oakland to Las Vegas just yet, we’re already seeing the economic impact the football team could have on the Valley. 2018 is already looking promising in the Las Vegas Valley.
