Buying a reasonably-priced starter home in Southern California is no easy feat. One new development in Orange County’s Rancho Mission Viejo will be giving it a try this fall.

New Home Co.’s Azure project will offer 10 of its 80 townhome units at $350,000 apiece, according to a report by the Orange County Register. The community will feature 12 different home layouts, scaling from the one-bedroom, one-bathroom units at 707 square feet, all the way up to the 1,619-square foot unit with two beds and two-and-a-half baths.

The $350,000 price point will only apply to those smallest units. The most expensive price for any unit will start in the high $400,000 range. All units sales will begin Nov. 12.

As the OC Register points out, Orange County home prices (especially for new builds) are rarely this low. Median home sale prices recently hit $750,000 according to CoreLogic. Even the lowest-priced new homes in nearby communities like Irvine are running over $500,000.

This anomaly (for now) also comes with amenities as well. Schools, cafes, parks, children’s play areas, and more are all readily available for residents. It’s all part of the greater Esencia neighborhood, which will feature 14,000 homes when complete.
