Chino Hills is an affluent neighborhood in Southern California’s San Bernardino County. It’s flanked by other popular suburbs such as Pomona and Diamond Bar of Los Angeles County, Brea and Yorba Linda of Orange County, and several unincorporated neighborhoods of Riverside County. Although there are plenty of recreational attractions and community areas in Chino Hills, such as its rolling hills and Chino Hills State Park, many areas in Chino Hills are still untapped and undeveloped. Due to Chino Hills’ overall potential and proximity to several different SoCal regions, many home builders have zeroed in on the suburb as a prime area for new residential real estate.

Below is a list of the city’s current developments and condominium communities, for those who are looking to move to this coveted area.

Home construction in California

Vila Borba

Located towards Butter Ranch Road and Pine Avenue in Chino Hills is the master-planned community, Vila Borba. This massive 336-acre development features approximately 350 single-family homes and 280 high-density homes spread throughout four distinct residential neighborhood plans. The first two plans will include two main architectural formats called the Serenaand the slightly more luxurious Montarra, which both come in two-story townhomes with two- to three-car garages. Serena at Vila Borba features three different styles, including Spanish, Italian, and Craftsman, with floorplans ranging between 2,700 to 3,090 square feet. Montarra at Vila Borba features four styles, including Spanish, Cottage, Italianate, and Monterey, with floorplans ranging between 3,330 to 3,790 square feet. As for the community itself, it consists of a large dog park, trail system, mini community park, and swimming pool. Home prices start in the mid $800s. The developer, CalAtlantic Homes is currently constructing two residential neighborhoods at Vila Borba called the BELO and ADORO neighborhoods, which will consist of row townhomes and detached condominiums.

Jade Tree at Vista Bella

Situated towards the southwestern edge of Chino Hills at Butter Ranch Road and St. Gaudens Drive is the townhome development, Jade Tree at Vista Bella. This residential development, which is being built by KB Home, consists of a community park and 65 three-story townhomes that feature three- to four-bedroom homes ranging from approximately 1,730 to 1,770 square feet. Since the development is near city hubs such as Crossroads Entertainment Center, Country Club Marketplace, and Chino Spectrum Towne Center, homeowners living at Jade Tree can enjoy convenient access to dining, shopping, and entertainment. Home prices for this residential community start in the mid $500s.

Lago Los Serranos

Another residential development that sits towards Chino Hills’ southwest corner is Lago Los Serranos, which features approximately 95 two-story townhomes ranging between 1,590 to 1,830 square feet. Residents living in this development can enjoy gourmet kitchens, contemporary living rooms, spacious master suites, as well as energy-efficient insulation, central air, and personalized upgrade options. Homeowners living in this residential community also have access to a private swimming pool and spa, basketball and tennis courts, and an on-site recreational facility featuring on-site dining, conference rooms, and even a gaming lounge. Home prices start in the high $500,000s. According to Builder, after selling 30 homes in 10 weeks, the company recently announced the development of its next phase.

Country Club Villas

Country Club Villas is a five-acre development that features 70 condominiums. Located on Pomona Rincon Road between Los Serranos Road and Wallace Avenue, this development consists of mostly three-bedroom and two-bathroom units that range between 1,000 to 1,600 square feet. Approximately 14 units will be set aside as affordable housing for moderate-income households. As of 2018, the project’s first phase, which includes the construction of four residential buildings and a total of 24 condominiums, has been completed. However, there are still nine more buildings awaiting construction. These will feature 46 units, including affordable housing. Home prices for Country Club Villas start in the low $400,000s.

Hillcrest

The luxury gated community of Hillcrest, formerly known as Canyon Hills, spans approximately 141 acres in the highly desirable southwest corner of Carbon Canyon and Canyon Hills Road. This development is made up of approximately 76 single-family detached residences that come in various formats, including Classic Tuscan, Monterey, and Spanish Colonial architectural styles. Most of these homes range between five- to six-bedroom estates with options to include a media room or home office, and floorplans range between 3,450 to 5,340 square feet. The first two phases of this project have been completed, however, the last phase is currently in the works. Home prices for residences in this development start in the low $1 million. 

Developments Under Construction

There are also a number of other residential developments in Chino Hills that are still getting permits in order, awaiting construction, or have already started construction. These communities to keep an eye out for include Morningfield Estates, Stonefield Development, and Founder’s Village.
