Ever since rooftop decks became the must-have amenity in a home, builders in Las Vegas have increased home offerings that include this feature. Not only do rooftop decks increase the value of your home, they also make spending time outside even more entertaining. Although many homes in the Valley have balconies on the front of the home, rooftop decks are a novel feature that you still don’t see quite as often. Here are the best Las Vegas neighborhoods to find rooftop decks.

Enterprise

In Enterprise, American West Homes has the run of the market. Skyview Terrace has three-bedroom homes starting under $400,000, and every design features a 500 square foot rooftop deck with views of Red Rock. What’s most interesting about the decks in Skyview Terrace is that they are a major feature of the home. While some homebuilders tend to hide the appearance of a rooftop deck on some models, American West Homes doesn’t shy away from making it an attention-grabbing feature that truly fits the style of the home. At Rainbow Crossing, where homes start in the mid $300s, the rooftop deck in The Madden tops a three-story home with 4,217 square feet of living space.

Summerlin

Summerlin is arguably the best neighborhood for rooftop decks since Ryland Homes, now owned by CalAtlantic and Lennar, made it an included feature on all their models. Rooftop decks were the top design trend in 2014, and they’re still a favorite in the Las Vegas market. Sarasota, at Alta Drive and Desert Foothills Drive, has homes ranging from about 2,200 to over 2,500 square feet, with prices in the $300s and within walking distance of Paseos Park. Five of the six plans include rooftop decks. At Madori Vistas, a townhome community, the Charlotte and Marvin plans range from the high $200s to the low $300s, and they include optional covered patios and rooftop decks. 

Henderson

In the southernmost Valley, Aurora’s Edge at Horizon Ridge Gibson, makes a splash with modern and contemporary homes that feel luxury despite a price point in the low $600s. Ranging between 3,020 and 3,420 square feet, these four-bedroom homes have multiple rooftop deck options that offer views of The Strip to match. Meanwhile, Blue Heron’s Sky Terrace in MacDonald Ranch is in the luxury price range, offering homes between 3,400 and 5,600 square feet that are situated on Sunridge Heights. The skydecks in these floorplans are optional, but they span the entire length of the roof. Next door, Axis by Pardee Homes, which is the most expensive community Pardee has ever built with prices between the mid $800s and $1 million, has modern decks with stone features and sleek railings that overlook spacious pool decks and The Strip.

Mountain’s Edge and Southwest

At Mountain’s Edge, Beacon Hill is a townhome community priced in the low $300s where several models, which range from 1,776 to 2,240 square feet, come with a rooftop deck. The surrounding area of Southwest, which encompasses Mountain’s Edge, also includes Tenaya Ridge by Lennar. All of the homes in Tenaya Ridge feature optional rooftop decks and spacious backyards. The Perseus floorplan features a rooftop deck on the third floor and offers a more cottage-style vibe within the three-bedroom, two-bath model.
