What It's Like Living in Viridian in Arlington, Texas

Viridian in Arlington is known for its extremely convenient location, great schools, and physically active residents, but there’s also an interesting history beneath the land it sits on. You can’t hide the fact that yes, Viridian is built near a city landfill.

But both the city of Arlington and the community's developers, originally Huffines Communities until Johnson Development Corporation took over, addressed this concern and took steps to make it a desirable place to live. The city neutralized the landfill's effects with a high-tech vapor system, and the developers added new roads to divert traffic from the community. The city also installed 17 methane collection wells, so you can no longer see or smell the landfill

Residents say that the only time they think about the landfill is when people ask about it; otherwise, it’s a complete non-issue. The developers have done so well in overcoming the issue that Viridian in Arlington has become one of the top-selling master-planned communities in the country.

Buying a Home in Viridian

Builders in Viridian include CB JENI Lifestyle Homes, David Weekley Homes, Drees Custom Builders, Glendarroch Homes, Grenadier Homes, Highland Homes, Normandy Homes, Plantation Homes, Struhs Builders, Toll Brothers, and Windmiller Custom Homes.

According to Neighborhoods.com data, homes in Viridian range from 1,371 to 5,418 square feet and current listing prices range from the high $200s to nearly $1.7 million. Homeowner association fees and taxes vary based on whether you choose a single-family or attached home. Quarterly homeowner association fees range from $79 to $950. Annual property taxes range from $5,548 to as much as $34,150.

Like most master-planned communities, Viridian has multiple styles of housing. Most single-family homes are in the traditional or Tudor style and were built between 2012 and 2019. There are also some townhomes within the community for lower-maintenance lifestyles. Viridian is distinctive because they have Viridian Elements, a separate 55+ section of housing, within their boundaries.

Central Location

The mid-cities in general, and Arlington in particular, have always been valued for their accessibility. North Arlington is almost exactly equidistant (about 20 minutes) from both Downtown Fort Worth and Downtown Dallas via Interstate 30. It’s also only a few minutes from the Dallas-Fort Worth International Airport, making this location especially valuable to people who work in the airline industry.

Arlington is itself a central hub for entertainment within the Dallas-Fort Worth metroplex. The Dallas Cowboys play at AT&T Stadium and the Texas Rangers play at Globe Life Park. Six Flags Over Texas is also right in Arlington, as is the Hurricane Harbor water park. Viridian is located off North Collins Street, a main thoroughfare in North Arlington that provides easy access to shopping and restaurants.

What It’s Like to Live Here

Viridian is also designed with concern for the environment. Not only is it on a reclaimed and redeveloped property, it’s designed to bring a bit of nature into the city. Viridian has five lakes, 500 acres of open space, and an additional 500 acres of lakes, rivers, streams, and wetlands. Trails throughout the community connect you to the broader River Legacy Park system in North Arlington, a renowned nature center in itself. 

An active lifestyle is encouraged and facilitated here. The centerpiece of the community is the Viridian Lake Club, which is located on a 6-acre peninsula overlooking Lake Viridian. The Viridian Sailing Center (which is also open to non-residents for a fee) includes weekly sailing races every Sunday in the off season, followed by a happy hour. Access to the lakes, which prohibit motorized watercraft, provides a welcome opportunity for relaxation.

Family Appeal

Schools are always an important issue in deciding where to buy a home. Viridian Elementary serves the community’s younger students, and it’s part of the top-rated Hurst-Euless-Bedford ISD.

The Viridian Lake Club offers many family-friendly activities including clubs, festivals, camps, and nature events. The community also has five pools and multiple parks on the premises, including Inspiration Park and the dog-friendly Arrowhead Park. 

A future phase of the development will include the Viridian Village, a walkable center that will feature shops, bistros, medical facilities, and entertainment options.
