Where to Find Condos for Sale in Dallas
Condo living is a solution for people who want the advantages of ownership but with a low-maintenance lifestyle, lots of amenities, and none of the headaches that often come with renting an apartment.
Dallas has not historically been a real estate market with a lot of condominium units, at least not compared to cities like Miami or Chicago. Condos tend to preserve space in densely populated areas, which Dallas hasn’t always had to consider. With lots of room to spread out, most Dallasites opted for single-family homes.
However, that trend is changing. Since 2013, the demand for condos has been hot and new condo developments continue to be underway. Strong population growth is driving the demand for more housing, including in urban neighborhoods. If you want a condo with a Dallas zip code, these neighborhoods are some of the best places to find them.
Uptown is unquestionably the most in-demand neighborhood in Dallas. It’s one of the rare pedestrian-friendly neighborhoods in North Texas, with shopping and restaurants tucked in on the ground floor of many high-rise condo buildings.
Uptown has a large concentration of condos for sale, perhaps more than any other neighborhood, and current prices go up to $12 million for a penthouse unit. New luxury developments like Ritz-Carlton Residences provide upscale amenities such as concierges and rooftop swimming pools, while 588 Lofts offers industrial chic at mid-range price points. And there’s more to come: Slated to open in 2021, The Terminal at Katy Trail will offer sleek condos that stretch into the millions.
Downtown is one of the rare neighborhoods that has almost no single-family homes. Instead, the housing options are a mix of new high-rise condos like the LEED-certified Hall Arts Residences, or converted lofts in historic buildings. As of the publication date of this article, there aren’t a lot of current listings, but new condo buildings are under construction and existing units go quickly.
Formerly a neighborhood known only as the city’s business district where few people stayed around after dark, the city has really turned that image around. Now Downtown Dallas has restaurants, museums, the Klyde Warren Park, and the American Airlines Center to make this a truly desirable place to live. Downtown is playing a big role in the reshaping of Dallas to become a walkable, more vibrant city.
Cedars is located directly south of downtown, making it an ideal location if you work in the central business district. It also provides convenient access to the nightlife in Deep Ellum and the Arts District. Cedars is also just a couple of minutes east of the popular and trendy Bishop Arts District.
Cedars is home to a lot of newer construction, including high-rise and mid-rise buildings, like The Beat Lofts. This is consistent with a local trend toward increased new construction of high-rise condo developments close to the city center.
While Oak Lawn currently doesn’t have any condos listed for sale, it’s still worth mentioning because it has historically had one of the highest concentrations of condos in the city. When condos do go on the market in this neighborhood, they don’t tend to last long.
Oak Lawn is a vibrant neighborhood conveniently located just a few miles from Downtown. The inventory here ranges from older units in well-established developments priced in the low $100s, all the way up to the millions for luxurious units in new buildings like Blue Ciel.
The condos in North Dallas are generally in older buildings, like the Athena Condominiums, which means a lower barrier of entry for the low-maintenance condo lifestyle. Currently, condos in North Dallas go as low as the mid-$100s for two-bedroom units.
Park Cities includes both University Park and Highland Park. Located near both Southern Methodist University and the upscale NorthPark Center, the Park Cities have always been one of the most prestigious areas of Dallas.
Even though the Park Cities have a number of sprawling homes with multimillion dollar price tags, they also have a surprising number of condos. Condos here tend to be low-rise and follow the same European-inspired aesthetic of the rest of the Park Cities, but buildings like Shelton Condominiums offer a more traditional condo living experience .
Located just north of downtown, Lower Greenville is a lively neighborhood with lots of unique boutiques, creative restaurants, and nightlife opportunities. Parking is notoriously difficult, so many people decide to live here and walk instead of driving in from other neighborhoods.
Many of the condos in Lower Greenville are recent or new construction but are not of the high-rise variety. These coveted and convenient properties don’t come at a bargain price, however, the prices in Lower Greenville are nearly double the median price for Dallas as a whole at just under $550,000, according to neighborhoods.com.
Old East Dallas has a large number of condo units for sale, but the neighborhood itself is quieter and more residential than other neighborhoods like Lower Greenville or Uptown. Family homes are mixed in with small condo buildings. Buildings range from historic early 20th century estates to new-construction townhomes.
It’s not as walkable to work as the above neighborhoods but you’ll find plenty of people strolling the streets and talking to neighbors. There are also still plenty of shops and restaurants to enjoy. The real appeals of Old East Dallas are the comparatively more reasonable price tag and the friendly community vibe.
