In case you missed it, home prices are at an all time high in San Diego County. Real estate tracker CoreLogic reported in the San Diego Union-Tribune that prices increased by five percent in a year for resale single-family homes, nine-and-a-half percent for resale condos, and seven percent overall. With that in mind, a report from ATTOM Data Solutions also showed that affordability is out of range for some homebuyers.

“Slowing home price appreciation in the second quarter was not enough to counteract an 11 percent increase in mortgage rates compared to a year ago, resulting in the worsthome affordability we’ve seen in nearly 10 years,” senior vice president at ATTOM Data Solutions Daren Blomquist said in the article. “Meanwhile home price appreciation continued to outpace wage growth, speeding up affordability treadmill for prospective homebuyers even without the rise in mortgage rates.”

If there’s any news that sounds like a downer in the homebuying market, surely it’s that. Still, this news isn’t the end; if you’re looking to move to San Diego, there are still some affordable neighborhoods where you can find reasonably priced resale homes.

Here are five affordable neighborhoods in San Diego County.

Lindo Lake

Lindo Lake in Lakeside features many small, attached homes on one-and-a-half acre lots. The median sale price in this neighborhood is just $245,000 and most homes have two bedrooms and two bathrooms. Lindo Lake is one of Lakeside’s most scenic neighborhoods thanks to its namesake lake and park. Lindo Lake County Park is the community’s recreation area, providing picnic areas, a dance ramada, skate park, children’s playground, softball field, butterfly garden, horseshoe pits, and tennis courts to its residents. The park also hosts 17 physical fitness stations, making it easy for residents to stay active outdoors.

Downtown El Cajon

In Downtown El Cajon, you’ll find a variety of home styles from attached residences and condos to single-family homes. Homes in this neighborhood have a median sale price of only $360,000, making it an affordable option for homebuyers in the area. Downtown El Cajon has two highly ranked public schools—Grossmont High School and Parkway Middle School.

Among its schools, churches and libraries, El Cajon also has a performing arts center and six community recreation centers with a variety of activities and classes for all ages. Downtown El Cajon is known for its community events that bring residents together, such as America on Main Street, which celebrates ethnic and historic diversity within the community; the Cajon Classic Cruise Car Show, which runs from April 22 to October 28; and Dinner and a Concert Fridays.

This neighborhood is one of the few that showed an overall decline in pricing in the last year. Also, its public schools have high ratings across the board.

Eastlake Shores
