5 Residential Communities to Consider in University City, San Diego
University City in San Diego may be considered a college town, but it definitely has a diverse population of residents looking for a place to call home. There are plenty of condo towers and communities to choose from, each one featuring amenities, local conveniences, easy freeway access, and good public transit.
Picking the one for you might be hard but Neighborhoods.com has focused on five that might offer what you’re looking for, depending on what you want for your next home.
Pines of La Jolla

Right near the University Towne Centre on Regents Road is the condo complex of Pines of La Jolla. The location also offers easy access to the I-5, the 52, or the 805, and it’s only a quick drive to restaurants and shops at La Jolla Village. For its residents, Pines of La Jolla offers two swimming pools, six saunas, multiple jacuzzis, and a spa. Tennis courts, a racquetball room, and community grills in landscaped courtyards round out this condominium of 247 units.
Though some units are available to rent, one can own a condo at this complex as well with prices usually ranging between $200,000 to $350,000. Vaulted ceilings with large skylights provide space and brightness in their units. One- or two-bedroom residences range between 768 and 1,054 square feet. Recent upgrades to most units include tiled kitchens that utilize solar light and tiled bathrooms with sliding glass shower doors.
Regents La Jolla

For those looking for an active adult retirement community experience, Pacific Regent La Jolla might be the ideal landing spot in town. Units here range from one-bedroom all the way up to three-bedroom suites. Amenities include a fitness center, indoor pool, library, restaurant-style dining room, tennis court, 24-hour concierge, and underground parking. There’s also meal plan, housekeeping, hair, laundry, and spa services available.
Currently, there’s a handful of one-bedroom units available here, ranging from the mid-$200s to mid-$300s.
Playmor Terrace

The townhouse community of Playmor Terrace at the corner of Regents Road and Arriba Street includes 224 total units, ranging between one to four bedrooms. Units boast stainless steel appliances, hardwood floors, laundry rooms, and outdoor decks/patio space. The community includes two swimming pools and a green area for residents. The community is just a five-minute walk from the local grocery store and provides easy access to plenty of food and public transit options.
La Jolla Colony

Located in an ideal spot with easy access to stores, public transit, and food options, La Jolla Colony is a good choice for students, young professionals, and families looking for comfortable living that isn’t far from everything you need. The two-story units, with one to three bedrooms, all include in-unit laundry, private balconies, modern kitchens, and private garages, a nice bonus for commuters. All residents get access to the community pool, fitness center, yoga/spin room, firepit, pet spa, and more.
Prices here vary. While a one-bedroom currently available is asking $395,000, a three-bedroom in the Barcelona neighborhood is asking $879,000.
