Altura at Pacific Ridge is a new neighborhood in Oceanside, California that just opened for sales. Developers broke ground on this new gated community in July of 2015 and thought the community would be open for sales by the summer of 2016, according to a Marketwired press release. Although it took more time than initially expected, Altura at Pacific Ridge in Oceanside is finally open for business. 

Altura at Pacific Ridge will host a total of 72 two-story single-family homes within Pacific Ridge. Single-family homes in the community offer 1,771 to 2,026 square feet and have three to four bedrooms, two-and-a-half bathrooms, two-car garages, and a private fenced yard. Homes are priced starting in the low $600s and come in three distinct designs.

During construction, the homeowners’ association (HOA) dues will vary from $131 to $228, and total HOA dues are expected to be about $136 at buildout. The HOA fees cover limited insurance and private street repairs as well as maintenance of the community’s common areas and recreational facilities.

Many of the homes within Altura also offer scenic northwest views of the coastal hills and coastline. Some floorplans even include offices, tech spaces, lofts, or optional balconies off the master suite.

“With their incredibly serene and picturesque views and soothing ocean breezes, these homes are incredible for families who want to settle in a highly desirable, prestigious hilltop location in North County,” said Michael Sabourin, president and COO of Cornerstone Communities, in a Presidio Residential Capital press release. “At this price point, we can’t imagine these will stay on the market long.”

Altura at Pacific Ridge is a joint venture partnership between developer Cornerstone Communities and San Diego-based real estate investment company Presidio Residential Capital.

“This project is another great example of Cornerstone and Presidio working together through the planning process in order to create a community that matches the City of Oceanside’s vision while still delivering reasonably priced housing for our future resident,” said Paul Lucatuarto, Presidio Residential Capital principal, in the Marketwired press release.

“This is a beautiful project... ideally located with access to three main freeways for commuting to anywhere in San Diego County and within a mile of K-12 schools,” Sabourin said in the same press release.

Neighborhood schools include Oceanside USD, El Camino High School, Ivey Ranch Elementary, and Martin Luther King Middle School.

In addition to thoughtfully designed homes and a prime location within San Diego County, Altura at Pacific Ridge also has a variety of amenities spread across several recreational areas. Some of those amenities include a community pool and spa, barbecues and covered seating areas, playgrounds, and a large turf area. 

Cornerstone Communities has also developed two other housing developments within Pacific Ridge—Brisas (a 117-triplex-home community) and Lucero (125-townhome community) as reported by San Diego Metro.

Altura at Pacific Ridge is located within the master-planned development of Pacific Ridge, which is a 30-acre community perched atop the crest of Rancho del Oro. Upon build out, the master-planned development will have a total of 314 residences.
