After securing a $16.22 million construction loan, Sabal Development has begun work on Veridian Grove, a 20-home development in Kendall, per the South Florida Business Journal.

The homes will be built on a 10.2-acre site at 8290 SW 120th St., just west of US 1/South Dixie Highway near the border of Pinecrest. The homes will range in size from 6,000 to 6,700 square feet and be priced from $2.9 million. The homes are expected to be completed in the first quarter of 2019.

The development features four models – the Sequoia, Cypress, Palm, and Ivy. The Sequoia and Cypress are described as being inspired by a European courtyard, with living spaces that wrap around the pool, a detached gazebo, and a cabana bath. They feature an open floor plan, gourmet kitchen, and outdoor kitchen with a covered terrace. The Palm is designed for empty nesters or families with older children, with a front courtyard and en-suite bathrooms throughout. The Ivy features a grand entrance, which gives way to a double-height great room and wall-to-wall sliding doors that open to the pool and rear garden.

Amenities of the gated community include a wellness center, high-tech training gym, aerobics and yoga studio, 65-foot heated lap pool, hydrotherapy hot tub, sauna and steam room, and children’s playground.

The general contractor is HMJC Corp. and the project’s architect is Sotolongo Salman Henderson. The interior design is by TOGU Architecture and the landscape design is by Bell Landscape Architecture. One Sotheby’s International Realty is the exclusive listing agent. Branch Banking & Trust Co. awarded the mortgage to 8290 Partners LLC, an affiliate of Sabal Development led by Pascal Nicolai. It consists of a $7.72 million acquisition and development loan and an $8.5 million revolving construction loan.

In recent times, Kendall and nearby Pinecrest have seen much residential growth. In fact, according to a recent report by Property Shark, the 33156 zip code covering Gables by the Sea, Pinecrest, Hammock Oaks, Old Cutler, Gables Estates, and parts of Dadeland, saw the second fastest growing median home price over the last five years in Miami-Dade County. Luxury single-family homes accounted for the 39 percent price jump to $710,000 from $200,000 in 2012, according to the report.

The report looked at closed residential deals in 2012 and compared them with deals closed in 2017. During that time period, the median home price across Miami rose 57 percent to $275,000, In 39 of Miami’s 54 zip codes, the median price grew by more than $100,000.

In response to the growth, Miami-Dade Mayor Carlos Gimenez recently called for the extension of the Dolphin Expressway (State Road 836) south into Kendall to improve conditions for those who commute by car.
