Northlake used to be a tiny, rural outpost in Denton County known for its horses. According to the Dallas Morning News, it will soon be the site of a master-planned community named Pecan Square, which will eventually include up to 3,000 homes. 

The property sits on 1,157 acres between Denton and Fort Worth. The $1.5 billion community is being built by Perot-owned Hillwood Communities. The first phase of the mixed-use project will include about 600 homes on FM 407 just west of I-35.

Builders are already lined up for the first phase of the project, which will include CalAtlantic Homes, Ashton Woods, D.R. Horton, David Weekley Homes, Pulte Homes, and Highland Homes. Prices will start around $270,000.

Hillwood Communities donated land for an elementary school to be built, which will be part of the highly regarded Northwest ISD. Land is also reserved for a middle school, high school, and a football stadium.

Part of the land purchased for development includes Woodhill Farm, an established equestrian center. Hillwood plans to incorporate the barn on the property into a community center. 

Pecan Square is the largest master-planned community in Hillwood Communities’ 25-year development history. Hillwood is one of the largest and busiest residential developers in Texas. 

Groundbreaking for Pecan Square is expected to begin in early 2019.

Another Hillwood master-planned community, Harvest, is located only a few miles south in Argyle. Harvest includes 1,200 acres and is about half complete.
