On Jan. 9, the National Association of Home Builders awards chose its best condominium community in the United States. Although it wasn’t the winner, the Parc at Midtown was among the three finalists in the competition. Placing so highly due to its unique concept and its well-chosen location, the Parc at Midtown distinguished itself as one of the best new properties in Houston.

What separates the Parc at Midtown from other properties in the region? The Houston Chronicle documented some of the unique features of the condos. In contrast to other condominiums in the area, the Parc was designed to appeal to individuals hoping to afford homes in the Midtown region but were unable to afford the typical starting price of $350,000 (Units at the Parc start at $290,000). 

Part of the affordability comes from the size of the units, which start at 450 square feet. The condos are small, but the developers say they eliminated what they considered wasted space in units. The homes range in size from micro-units to townhomes that include balconies, while the largest available properties consist of two-story penthouses that allow more space.

Of course, the Parc at Midtown was also helped by its location. Positioned in the centrally situated Midtown neighborhood, the Parc at Midtown is located within minutes of some of the other most in-demand neighborhoods in the city, including Downtown Houston and Montrose. However, the surrounding Midtown area is also under heavy development as new real estate additions are brought into the area. 

One of the most significant improvements to the area in the last two years has been the relatively new Midtown Park. Located 10 minutes away by foot, the park was developed by the Midtown Redevelopment Authority along the nearby METRORail Station, giving it access to all rail connected parts of the city. The park itself sits on three acres of space and is currently open to the public. However, its development continues as new restaurants and residencies are built on the property. 

Residents of the Parc at Midtown also have access to the numerous dining and nightlife options that the Midtown area is known for, with the area between the condos and Midtown Park populated by local restaurants and bars. Midtown is also one of the most walkable neighborhoods in the city. With affordable but high-quality living made available in such a convenient location, it’s no wonder the Parc at Midtown was rated so highly by the NAH.
